Our property on Moosehead Lake in Greenville Maine consists of a 45
acre peninsula on Squaw Bay and a 73 acre parcel on Moose Island
directly across from our peninsula. Squaw Bay Peninsula is the largest
undeveloped lakefront parcel between Greenville and Rockwood without
a railroad track directly on the shorefront. This property is strategically
located in close proximity to Plum Creek’s planned resort development
and also sits directly below Squaw Peak Ski Area.
The Greenville-Rockwood corridor is also the area designated by the state of Maine for development. This is to encourage development in areas of existing development and discourage development in more remote non developed locations.
We believe that our property has tremendous value in creating larger premier lots. In our conceptual business plan we lay out our lot development plan with some revenue projections. When you factor in Plum Creek’s planned resort development it opens up additional options for our property. Plum Creek’s plan will bring in the recreational infrastructure and amenities to the area such as a golf course, nordic ski center, marina, resort,home sites and condominiums. We believe and I am sure Plum Creek believes that this development will propel the Moosehead Lake region into one of the premier resort areas in the country.
